APPLICATION PROCESS
- Each adult applicant (over the age of 18) must complete an application.
- Each adult applicant (over the age of 18) must pay the NON-REFUNDABLE credit/screening & criminal background fee of $50.00.
- Once you are approved, you are required to pay the security deposit within 1 business day by cashier’s check or money order to refuse other applicants.
- Units will not be held more than two weeks (14 days) from date of approval.
- If the rental you applied for is no longer available by the time your application is approved (or another applicant was selected), your application will be valid with our company for 60 days and can be applied to another Five Star rental. You must monitor our website and notify our office if there is another home you’re interested in renting.
- Status updates are NOT given via phone. Processing can take anywhere from 5 to 7 business days or longer if we are not able to reach your employer/rental history references. Multiple phones calls will only delay the process. Updates will be given via email.

INCOME REQUIREMENTS
- Your total monthly debts including the rent on the rental property can be no more than 60% of your total household income.
- You must provide proof of income (paystubs) for the last 30 days. If you are selfemployed, you must provide the last two years of tax returns where your average “adjusted gross income” for the two years will be used as your income.
- You must provide your last two bank statements tied to your direct deposit/paycheck.
- A Guarantor may be used for applicants without residential or employment history. Guarantors cannot be used for applicants with poor credit. A guarantor must be able to pay all their debt on their credit report in addition to the rent of the subject property. All while not exceeding 60% of their income.
- One year of verifiable employment required. The last 6 months must be at your current job.
- You will be denied if your source of income cannot be verified.

GENERAL REQUIREMENTS
- Positive identification with a picture will be required.
- One year of verifiable/positive rental history will be required (no lates or returned payments).
- Each applicant will be required to qualify individually. If one applicant in a group doesn’t meet our 580 minimum credit score, then we will not be able to rent to the group.
- Incomplete, inaccurate, or falsified information will be grounds for denial.
- At the discretion of individual lessors, an applicant may be approved who does not satisfy all requirements listed, with the inclusion of a higher security deposit (if allowed) and/or commitment of a non-resident Guarantor.

CREDIT REPORT REVIEW
- Credit reports with a Bankruptcy, Foreclosure or Short Sale will be evaluated on a case-by-case basis.
- All applicants must have a minimum credit score of 580.
- Collection accounts for a utility company will result in a denial (this includes cable, satellite, & cell phone providers).
- An eviction within the last 7 years will result in a denial.
- Bankruptcies filed within the last year may result in a denial.
- Excessive overdue debts (delinquencies/collections) will result in a denial. For example, if you have over two collection accounts or more than two 30/60/90-day lates being reported on your credit.
- Our screening process includes a background check of criminal records. While a conviction may not immediately disqualify your application, it is important to be honest about what may be on your background check when submitting your application.

ANIMAL/PET POLICY
Due to liability issues, we are unable to rent to tenants who are owners of dogs whose breed has historically been bred or trained for protection, attack or fighting. This includes but is not limited to the following breeds: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canario, Chow, Akita, Bull Terriers, Jindo’s, Wolf Hybrids, Zoo Animals, Exotic Animals (illegal or not allowed by county/city) or mix of any of these breeds.
If the property you have applied for accepts a pet, our minimum increase of deposit is $500.00 per pet (if allowed by law) and may be higher for larger pets above and beyond the standard advertised security deposit.
- The total number of pets is limited to two per household.
- Non-compliance with the animal/pet policy will result in an immediate notice to move.
- A picture of your animal/pet, weight, age, and breed is required at the time you submit your application for landlord approval.
- A license and proof of vaccinations will be required before application approval.
- Non-disclosure of an animal/pet on your initial application (even an ESA animal) will result in a denial.

NO SMOKING POLICY
Smoking inside any of the rentals is strictly prohibited. Any violation of this policy will result in an immediate notice to move.

OCCUPANCY POLICY
Occupancy is based on the number of bedrooms in a unit.
- Two persons are allowed per bedroom. Exceptions are made for children under two. Children under two years of age are allowed as a third occupant when the child resides with the parent or other adult(s) maintaining proper legal custody. Tenants would have to move out upon the child turning two.

MOVING IN
- Utilities (water/sewer) and yard care are sometimes paid for by the owners of the property. If it is not included in the property information, please inquire prior to submitting your deposit.
- When moving into the property, you will be acknowledging all damages that were there prior to you moving into the unit. It is important that you review this carefully as you may be charged for any damage that occurs to the property during your rental period.
- All properties will be leased for one year at a time (unless otherwise advertised) and subject to a rental increase at the end of the first year.
- Five Star PM conducts routine 6 month walk throughs of all our rentals where photos are taken, and a report is sent to the property owner.
- If the home is not being kept clean or yard maintained that is a violation of your rental agreement and grounds for termination of lease and tenancy.
- No changes will be considered to an existing lease until tenants have at least 6 months of good history with Five Star Property Management. Any changes to an existing lease are subject to increases and fees.
- Tenants must always carry renter’s insurance listing Five Star Property Management as an additional insured/interested party. If you have an approved pet, you must also have pet coverage for pet damage/liability.
